What is rental yield (ROI) and how is it calculated?

Rental yield (ROI) is the annual net profit divided by the total investment. Net profit includes rental income minus management fees, expenses (insurance, repairs, utilities) and all taxes (income tax, property tax, social insurance). You get the real after-tax return — the number you should actually compare with other investments.
Which taxes are included?

The calculator automatically applies: (1) income tax on rental income; (2) Lithuanian property tax based on municipality and property value; (3) social insurance contributions when applicable. All rates live in the database and are updated to match current Lithuanian law.
Does it work for short-term (Airbnb) rentals?

Yes. Select „Short-term rental“, enter the nightly rate and average occupancy (e.g. 65 %). The calculator computes annual income and applies the right tax regime. Short-term rentals often carry different rates — this is handled automatically.
Which Lithuanian regions are supported?

All major Lithuanian cities and surrounding areas: Vilnius, Kaunas, Klaipėda, Šiauliai, Panevėžys, Alytus and more. Property tax rates differ by municipality — the right rate is applied automatically.
Long-term vs short-term rental — which is more profitable?

Short-term typically yields higher gross income but carries larger expenses (management, cleaning, vacancy risk), higher tax pressure and more active administration. Long-term is calmer and more stable but lower yield. The calculator lets you compare both with the same inputs.
Can I include mortgage interest?

Yes. Toggle „With mortgage“, enter amount, interest rate and term. The calculator shows monthly payment, cashflow after mortgage and — on Pro — a full amortisation schedule.
How is the 5-year forecast calculated?

The Pro 5-year forecast projects: (1) rental growth (regional average), (2) property appreciation, (3) expense inflation. You get annual net profit, cumulative income and total return including loan paydown over 5 years.
Is my data stored?

Calculations run entirely in your browser — nothing is sent to a server by default. If you sign in and save a scenario, it is stored in a private Supabase database accessible only to you.
Why do results differ from other calculators?

Most online calculators only show gross yield or use outdated tax rates. We include all Lithuania-specific taxes (income, property, social insurance), purchase costs (notary, registry), management fees and expenses — so you see the real number.
Do I have to sign up?

No. The calculator is free without registration. Sign-up is only needed to save scenarios, access Pro features (forecast, amortisation, export) and compare multiple variants.
