How to use the calculator
Select a region (Vilnius, Kaunas, Klaipėda or any other Lithuanian city), enter the property price and rental type. For short-term, enter the nightly rate and average occupancy. For long-term, enter the monthly rent. You immediately see the net yield after tax, monthly cashflow and a detailed tax breakdown.
Which taxes are included
We automatically apply income tax on rental earnings, Lithuanian property tax based on municipal rates and social insurance contributions where relevant. All rates are stored in the database and regularly updated — nothing is hardcoded.
Supported Lithuanian regions
The calculator supports all major Lithuanian cities: Vilnius, Kaunas, Klaipėda, Šiauliai, Panevėžys, Alytus, Marijampolė and more. Property tax differs by municipality — the selected region applies the correct rates.
When rental investing makes sense
Rental is attractive when net after-tax yield beats bank deposits or bonds (typically 4–7 % a year in Lithuania). Account for liquidity (real estate is slow to sell), your time commitment and long-term appreciation potential. The calculator gives you an objective read on any specific property.
